Home Buyer Education
The CNHS Homebuyer Education Program provides comprehensive pre-purchase and post-purchase counseling in a group or individualized setting, resulting in graduation from the program and a homebuyer education certificate. The program is a requirement to receive a closing cost grant and is also required by most lenders, particularly for FHA and USDA loans.
The CNHS Homebuyer Education Program is certified by the State of Maryland, Department of Housing and Community Development and the U.S. Department of Housing and Urban Development (HUD). All applicants requiring homebuyer education should contact the CNHS office as soon as possible to register for sessions, due to seating capacity.
Most lenders require homebuyers to receive homebuyer education certificates prior to the loan closing. Application for financing may be made at any time; however, the ideal time to attend homebuyer education sessions is prior to looking for a home.
Pre-Purchase Counseling
Counseling to those who have not yet purchased a home includes financial counseling, evaluation of financial means, education about the expense of purchasing and maintaining a home, and additional educational components. Pre-purchase counseling is arranged into five sessions.

- Session 2 – How do you budget and use credit?
- Session 3 – How do you shop for a home?
- Session 4 – How do you get a mortgage loan?
- Session 5 – How do you keep your home and manage your finances?

Post-Purchase Counseling
Counseling for those who own a home, but specifically those who have recently purchased a home, focuses on continued financial management and budgeting, home maintenance, home repairs and community involvement.
